441 Morgan Ave (Parcel U)

Project Description

The future life science and tech building at 441 Morgan Avenue (Parcel U) is a 491,766 gross square foot development with ten tenant floors of lab and office space and a two-level mechanical penthouse. The building will feature a three-level below grade parking garage that includes a total of 285 parking spaces. The project breaks ground in June 2021 with completion in 2023.


The state-of-the-art building sits at the eastern gateway to the CX neighborhood on Morgan Avenue.

Modern in its design, the building’s façade has been designed to blend with the punched windows of

neighboring buildings. At street level on Morgan Avenue the new sidewalk will be extra wide enhancing

the pedestrian experience. The permanent loading dock will be off Leighton Street.


Adjacent to Avalon Lofts and across from the Common at CX, the 441 Morgan Avenue construction site

is located on what has been a temporary parking lot, which upon construction commencement has been

relocated. As part of the construction management plan, the contractor will use Morgan Avenue for all

deliveries, where the exterior hoist will be located. Leighton Street will become one-way from Morgan

Avenue and will not be on the truck route. The developer DivcoWest will have mitigation plans in place

for traffic/pedestrian management, noise, dust and more.

Project update - December 4, 2023

Site Activities

  • Leighton Street is one-way and reduced to one lane towards MOB moving forward. Morgan Ave is two way but with no parking and no sidewalk access in front of the site. Pedestrians should follow wayfinding signage to access the sidewalk on the north side of Morgan Ave, closest to the Common.  
  • Leighton Street from Morgan Avenue to the Elevate drive/alleyway (which will remain open) will be closed during work hours at 7AM for various utility activities. Local traffic will use Glassworks Avenue. The work areas will be plated over in off hours, and Leighton Street will be re-opened. 
  • Backfilling of the utility work area will take place, as well as on the south side of the site.
  • Intermittent concrete placements continue.
  • Landscaping and hardscaping activities will continue.
  • Exterior work will occur around Level 1.
  • Activities will occur in the alleyway next to Elevate.
  • Boom lifts will be present on Morgan Ave.
  • Removal of the ductbank will begin on Morgan Ave starting Monday, December 4th. This activity will be conducted in three phases over the next several weeks. Vehicular and pedestrian detours will be in place.
